Exterior Stone Veneer Installation in Miami, FL

Natural and manufactured stone veneer installed with full moisture barrier systems built for South Florida's salt air, heavy rain, and UV exposure.

Miami Stone Veneer Specialists installs exterior stone veneer on homes and commercial buildings throughout Miami, FL — facades, entryways, foundations, chimneys, columns, and retaining walls. We've been doing this in South Florida long enough to know the mistakes that cause exterior stone to fail here, and we don't make them.

Every exterior stone installation we do includes a proper moisture barrier system. In Miami, that's not optional — it's the only thing that separates a veneer job that lasts 30 years from one that's delaminating in five. We install a vapor-permeable weather-resistant barrier over the sheathing, mechanically fasten galvanized metal lath, apply a polymer-modified scratch coat, and then set stone into a full mortar bed with back-buttered pieces. This is the system that works in Florida's climate. Skipping any step to save money shows up as a callback.

Salt air is the variable most exterior stone contractors underestimate in Miami. The salt load in the air within a few miles of Biscayne Bay, the Atlantic coastline, or even Biscayne National Park is significant. Over time, salt deposits in the mortar joints and on the stone face cause efflorescence — that white mineral buildup that looks bad and signals moisture movement. The solution is proper sealing with a penetrating silane-siloxane sealer after installation. We include that on every exterior job.

UV fading is the other Miami-specific issue, and it hits manufactured stone harder than natural stone. The pigments in manufactured veneer panels can fade noticeably within 3–4 years if not protected. We apply UV-resistant penetrating sealers and steer clients toward materials that are rated for high-UV environments when they're asking about manufactured stone. It's not about upselling — it's about the job still looking right in five years.

Exterior Stone Veneer Applications

We handle the full range of exterior applications. Full facade coverage on single-family and multi-family homes. Entryway and column accents where you want stone on specific architectural features. Foundation skirts and water table applications. Garden walls, boundary walls, and landscape retaining walls. Chimney wrapping, both functional and decorative. Commercial storefronts and restaurant exteriors.

Material selection matters more on the exterior than anywhere else. For clients who want natural stone, we work primarily with honed limestone, white quartzite, and Argentinean Pearla for modern looks — and Florida Keystone and shellstone for the traditional South Florida aesthetic. For manufactured stone, we use brands with proven track records in humid coastal climates and install to manufacturer specs so warranties stay intact.

Not every contractor in Miami knows how to work with the specific porosity and weight of natural limestone or coral stone. These materials behave differently than manufactured panels — they're heavier, the backs are more irregular, and the mortar selection changes. We've worked with all of them. The install process adjusts to the material, not the other way around.

What We Check Before We Quote

We always do a site visit before pricing exterior stone work. We look at the substrate condition — is there active stucco delamination? Any signs of previous moisture intrusion? What's the substrate material (wood frame, CBS block, ICF)? How are the corners and window returns going to be handled? Are there existing penetrations (hose bibs, electrical boxes) need flashing? These details change the scope and the price. We'd rather spend 30 minutes on-site than give you a number that's wrong.

How We Install Exterior Stone Veneer

Stone veneer installation process in Miami
01
Site Assessment
We inspect the substrate, measure the area, identify any moisture or structural concerns, and discuss material options. No phone quotes for exterior work.
02
Surface Prep
Existing loose stucco, paint, or failing materials are addressed. We don't apply stone veneer over unsound surfaces. The substrate has to be right before anything else happens.
03
Weather Barrier & Lath
Vapor-permeable house wrap goes on first, overlapped from bottom to top like shingles so water drains away. Metal lath is then mechanically fastened into framing or CBS block.
04
Scratch Coat Application
A polymer-modified portland scratch coat is applied and left to cure before stone setting begins. This is what the mortar bonds to — it has to be done right.
05
Stone Setting & Grouting
Every piece is back-buttered before setting. Joints are tight and consistent. After cure, joints are grouted and the face is cleaned. Mortar staining on the stone face gets handled before it sets hard.
06
Sealing
Once fully cured, we apply a penetrating silane-siloxane sealer. This protects against salt air, mildew, and UV without changing the natural appearance of the stone.
